The area of intervention, at the center of Olgiate Comasco's urban settlement, is a large site transversally bisected by a majestic tree-lined avenue that separates an area for public spaces and facilities, retail and offices from a residential and hotel section.
The first phase of intervention, currently under construction, defines a new urban center developed around the square that features an area with trees, a fountain, an art installation and a long sequence of terraced steps that covers the change of level between the horizontal square and the sloping avenue in order to create a unified network of public spaces.
The square is bordered by an L-shaped building block interrupted by wide openings developed as pedestrian paths and visual connections between the public and retail spaces and the surrounding service roads and parking areas.
The building comprises an underground public parking level and three levels for retail, offices and public health clinics.
Due to the sloping ground, the first floor of the northern block is directly connected to the road in the back and the above ground parking system.
A second phase of intervention will develop housing and hotel facilities beyond the tree-lined avenue. The development is planned as a group of buildings connected by covered passages, featuring large inner courts for private gardens. The landmark of the entire development will be a tower building for accommodation purposes on the main road.
